Spring HVAC Tune-Up Checklist for North Texas Homeowners

Eleven things a real HVAC tune-up covers — and three things lazy companies skip. Get your AC ready before the first 95° day in Rockwall.

A real spring tune-up is more than swapping the filter and rinsing the coil. Here's what should happen when a tech is at your house.

Outdoor: pull and clean the condenser coil, check capacitor microfarads under load, verify contactor pitting, measure amp draw on the compressor and fan motor, and check refrigerant charge by superheat or subcool.

Indoor: inspect the evaporator coil and drain pan, flush the condensate line, check static pressure across the blower, calibrate the thermostat, and verify temperature split (should be 18–22°F across the coil on a 75° day).

Skipped by lazy companies: actual refrigerant readings, static pressure, and amp draws. Without those numbers, you're paying for a glorified rinse.
